| Banner wins over board! |
Here at SHM we pride ourselves on being able to handle all manner of jobs — even so when we were approached to value and market a redundant jetty on the River Taw in Devon it was a first.
The site at Yelland near Barnstaple belonged to GB Oils Limited, part of the Irish based DCC Group and operated under a Texaco franchise. GB Oils are the largest independent fuel distributor in the UK operating from the Shetland Islands down to the south coast, offering a range of different fuels.
Up until recently the site received product by tanker which would moor alongside the jetty on a high tide. The product would then be pumped from the tanker to the inland depot.
However, operational changes led to an alteration in the way the product was delivered — it now goes by road. The jetty was last used in January 2006 and earlier this year the operations team at GB Oils decided it would never be re-used, so handed it over to the property team for disposal.
SHM were asked to put a value on the jetty which came with approximately 20 acres of shore side land. Only about 1/2 acre is useable for storage, the rest was essentially beach. this was an unusual project and our advice to the client was that it would be virtually impossible to put a definitive value on the site as its value would be a function of the use that any future owner would want to employ. So we went to the market blind on price.
As for marketing SHM concluded that the conventional route of board and adverts was not going to get a result here. Instead we ordered a large banner — 30ft long by 3 ft high simply stating ‘FOR SALE, contact......’ This was tied to the head of the jetty.
SHM took this approach as they believed that a would-be purchaser would most likely be from a marine-related background and that the jetty’s availability would best be seen from the sea not the land. We also approached the Royal Marines who have a training facility just along the coast at Instow but unfortunately they had no interest.
The banner was an immediate success. Within several days SHM had received a large number of enquiries.
SHM exchanged on the jetty site this summer. The purchaser was a local businessman who runs a commercial boat charter company. |
